TONY ROSABAL, A.I.A., LEED AP BD+C

PRINCIPAL | PROJECT MANAGER | Planning, Architecture and Interior Design

Mr. Rosabal has been Principal in Charge at LIVS for over 22 years and has over 33 years of experience practicing architecture.  His body of work has made him an expert in the design and management of public and private sector projects.  He also has extensive experience in working with the CM @ Risk delivery method and coordinating successful project deliveries consistently on schedule and within budget.  

He is responsible for the design of a diverse portfolio of building types, with experience across all engineering disciplines; allowing him to understand and manage multi-disciplinary teams.

As Principal-in-Charge of Architecture, and Project Manager, Mr. Rosabal has been the Design Team leader on several large-scale projects. His responsibilities include overseeing a staff of designers, assuring the highest level of quality throughout the process, and ensuring that design concepts are properly resolved and incorporated in the construction document phase of each project.

CARLOS A. ALVAREZ, P.E.

Mr. Alvarez joined LIVS Associates in 1992 and has over 40 years of experience in the design, construction and operation of electrical systems. As Principal-In-Charge of Electrical Engineering at LIVS Associates, LLC, he is responsible for all aspects of electrical engineering services, including analysis, design, and construction administration. Mr. Alvarez offers an impressive array of experience in the design of various project types and has been responsible for electrical design for military, industrial, commercial, educational, institutional, medical, rapid transit and transportation facilities. Mr. Alvarez has particular expertise in the design of facilities for the Department of Defense and other governmental agencies.

LAZARO A. CABEZON, A.I.A. Associate

Mr. Cabezon has been an integral part of LIVS for more than 39 years, with the majority of his professional focus dedicated to the Educational Sector and, in recent years, to projects for the School Board of Palm Beach. His extensive expertise reaches beyond Palm Beach, encompassing work with additional school boards throughout South Florida, as well as significant contributions to governmental, commercial, and military facilities projects.

Mr. Cabezon is recognized for his hands-on approach to project management, emphasizing collaboration across all disciplines to achieve cohesive and efficient project delivery. His comprehensive understanding of the Florida Building Code, State Requirements for Educational Facilities (SREF), and School Board of Broward County (SBBC) policies and procedures has consistently resulted in the production of high-quality construction documents. These documents not only meet the professional standard of care but also facilitate accurate bidding processes, thereby minimizing the potential for costly change orders.

Throughout his career, Mr. Cabezon’s project responsibilities have spanned all phases of development, including site analysis, design development, contract documentation, and construction administration. Much of his work has been delivered under the Construction Manager at Risk (CM@Risk) model, where his leadership and technical expertise have been instrumental in advancing successful outcomes for complex projects.

TERRELL WASHINGTON

CONSTRUCTION MANAGER | Planning, Architecture and Interior Design

Mr. Washington brings 23 years of experience in architectural design and project management, with a diverse portfolio spanning multiple building facility types. For the past nine years, he has specialized in educational facilities, leading projects for both Broward County and Palm Beach County schools.

His expertise includes Fair Housing requirements, the Florida Building Code, security and corrections standards, and the review of construction documents for code compliance. This knowledge enables him to deliver safe, secure, and fully compliant facilities from the earliest stages of design. Mr. Washington is recognized for his strong problem-solving abilities, refined conceptual and schematic design skills, and effective coordination of project deliveries—consistently meeting schedules and maintaining budgets.

Currently, Mr. Washington serves as project manager for the remodeling and renovation of multiple educational facilities in Broward and Palm Beach counties, now nearing completion. His responsibilities include overseeing the production of construction documents and managing construction administration through project close-out.

FRANCISCO PEREZ

PRODUCTION COORDINATOR | BIM / CAD Specialist

Mr. Perez is a talented designer with over 5 years of experience in the architecture industry. Throughout his career, he has worked on a variety of construction documents and drawings, gaining extensive knowledge in the field. In addition to his design experience, he is also responsible for performing building surveys and gathering as-built documentation for renovation work. His keen eye for design aesthetics and functionality has been vital in the development of drawing details and photorealistic 3-D renderings.

Mr. Perez is proficient with several 3D modeling software products including Revit, Rhino, and Blender. He is constantly exploring new technologies and techniques to enhance the quality and design of his renderings to better assist clients in visualizing their projects.

VERONICA RODRIGUEZ MARTINEZ

PRODUCTION COORDINATOR | BIM / CAD Specialist

Ms. Rodriguez has over 30 years of experience with design, planning and development of architectural projects. Throughout her professional career she has designed commercial, residential, cultural, tourist and urban buildings for private and public sector clients across North and South America, specifically Venezuela and Argentina.

Ms. Rodriguez’s global experience with architecture has helped her broaden her vision of design, providing the best spatial, aesthetic, and functional solutions during the design phase of each project. Her desire to achieve excellence in everything that is proposed along with her creativity, commitment, innovative abilities, and high standards for quality work contributes to the successful completion of all her projects. She is proficient in AutoCAD, 3D modeling and V-ray for Sketchup.

DORYS DIAZ

OFFICE MANAGER | Business Development

Ms. Diaz, a native of New Jersey, moved to Miami, Florida, in 1999. It was at this point that her two-decade career as an office manager for architectural firms officially began. She joined LIVS in 2019 and immediately took on the role of business development specialist in addition to her office management duties. This additional responsibility highlights her versatility and willingness to take on new challenges within the company. As a business development specialist, Ms. Diaz focuses on identifying new opportunities, cultivating relationships with clients, and driving growth for LIVS.

 

Her background as an office manager provided her with a solid foundation in organizational and administrative skills, which are essential for managing the day-to-day operations of an architectural firm. Combining that experience with her business development role allowed her to contribute to both the internal functioning of the office and the external growth of the firm.
